Box gutters explained: signs of failure and when to replace them
Box gutters are one of the most common hidden causes of roof leaks in Melbourne homes. Because they sit inside the roof line rather than hanging off the edge, you often see the damage on a ceiling before you see anything wrong on the roof.
What is a box gutter?
A box gutter is a rectangular channel built into the roof, in a valley between two roofs, behind a parapet wall or along the roof edge. They are common on older homes, townhouses, units and roofs with several levels, where a standard eaves gutter will not fit. They collect water from a large area of roof, so they need enough fall to drain, sealed joins and an overflow for when they block.
Why box gutters fail
- Rust, particularly along seams, around outlets and where the lining has worn.
- Blockages from leaves and debris, which hold water and speed up rust.
- Not enough fall, so water pools instead of draining to the outlets.
- Failed flashings or sealant at the edges, where water gets behind the gutter.
- No overflow, so water backs up into the roof space when the gutter blocks.
Signs your box gutter is failing
- Water stains, bubbling paint or damp patches on ceilings and walls below the gutter.
- Rust, holes or open joins in the gutter itself.
- Water sitting in the gutter long after rain has stopped.
- Overflow into the roof space or down the wall in heavy rain.
- Patch repairs that keep failing.
Repair or replace?
A blocked outlet or a single failed join can often be cleared or sealed. Replacement is usually the better option when rust is widespread, when the gutter does not have enough fall, when repairs keep failing or when water has already got into the roof space. A roof plumber can inspect the gutter, the flashings and the roof around it and tell you which applies.
What box gutter replacement involves
Replacement typically means removing the old gutter and damaged lining, checking and repairing what is underneath, and installing a new steel box gutter with the right fall to its outlets, sealed and flashed joins and an overflow.
